Facilities Maintenance Technician
POSITION PURPOSE The primary duties include preparing newly leased space for occupancy and performing maintenance and repair of facilities and supporting equipment in a professional manner. The Facilities Maintenance Technician is responsible for maintaining a safe and clean environment for occupants and visitors to Siemon Realty properties.
Coordinate with the Siemon Realty team to respond to calls from Siemon Realty tenants, condo owners, and hotel/conference room guests by coordinating with the appropriate staff, including off-hour support for urgent requests.
Manage quoting and billing for all tenant and owner work orders/requests in coordination with Finance.
Coordinating with tenants and condo owners to clearly log new work orders in the facilities request database, prioritize and communicate status updates until complete.
Proactively inform tenants and condo owners of general project work, repairs or services being performed and how they will be affected.
Use of building control systems to optimize environmental lighting and temperature.
Must be able to follow written and verbal instructions and work independently with the ability to interact positively and professionally with others.
General maintenance and repair of buildings, on-call for Hotel guests, facilities, equipment and grounds
Perform light carpentry such as partitions, walls, flooring, doors, window frames, office furniture, lock sets and handles, etc.
Coordinate internally and with contract electricians on electrical work, and to immediately remediate any unsafe electrical conditions
Identify and perform basic repairs of plumbing leaks or breaks, open clogged lines, drains & bathroom fixtures, replace leaking seals, sump pump maintenance, and other worn or malfunctioning parts in coordination with outside contractors when required.
Prepare and repair surfaces and apply paint or other finishes to flooring, ceiling, wall and trim surfaces
Snow removal and ice prevention from steps and sidewalks and pest management. Some grounds maintenance may be required.
Routine heating and cooling system maintenance and vent cleaning
Maintains and supports external inspection and servicing of emergency and exit lighting, fire extinguishers, elevators and fire protection in compliance with all federal, state, and local safety regulations and building codes and in accordance with established preventative maintenance programs.
Maintain an inventory of commonly used maintenance supplies paper goods, replacing batteries for paper towel and soap dispensers.
2-4 years in Facilities maintenance preferred
Positive Customer service capabilities ability interact with tenants and Hotel guests.
Work experience in operating maintenance related hand and power tools
Must have a current CT driver's license and the ability to maintain a current license
Must be able to perform various types of physical labor including climbing ladders, bending, kneeling, reaching and standing for long periods of time, lifting and carry boxes, tools, equipment, furnishings and material.
Prior forklift operation experience (training provided)
